合同一年起签。长租的话第二年给降100房租。

1.有南北两个露台，面积不大，好打理，养点花花草草很合适。也适合小动物和人类遛弯发呆。
2.一层是两个卧室，其中朝北的卧室上面还有个小阁楼，空间很大。朝南的卧室有20平米，带个天窗，很惬意。
3.一层有开放式书房，餐厅，客厅和厨房。厨房8平米，很宽敞。
4.两梯三户，一共19层。居住体验感良好。
5.物业费每个月大概是190多元。需要自己缴纳。民水民电。
6.全屋才换了断桥铝系统窗，保温隔音效果更好。
7.因为是首次出租，我买了新的床和床垫。冰箱是西门子的，油烟机是方太的，燃气灶是老板的。
8.可以养小猫小狗，大狗的话慎重考虑吧，最好不要扰民就行。别搞得邻居投诉。
9.电梯到18层，需步行1层到19层。

主要是希望找到合适的租客，长期稳定事情少。价格可聊

This house was originally designed by myself as our own wedding home, with great attention to detail in layout, flow, and material selection. It's a top-floor duplex with 4 bedrooms, 2 living rooms, 2 bathrooms, and a terrace. Very quiet.

Terraces: There are two terraces (north and south), not large but easy to maintain — perfect for growing some plants, or for pets and humans to take a stroll or just relax.

First floor: Two bedrooms. The north-facing bedroom has a large attic space above it. The south-facing bedroom is 20 sqm and features a skylight — very cozy.

First floor also includes an open-plan study, dining room, living room, and kitchen. The kitchen is 8 sqm and quite spacious.

Building: Two elevators serving three units per floor. 19 floors total. Living experience is excellent.

Property management fee: Very low — only 1.2 RMB per sqm. Both property management and heating fees are calculated based on the building area of 111 sqm, which is more economical compared to larger units.

Windows: The whole apartment has just been fitted with new thermal-break aluminum system windows, offering excellent thermal insulation and noise reduction.

Furniture: Since this is the first time renting out the place, I have purchased new beds and mattresses.

Pets: Small cats and dogs are welcome. For large dogs, please be considerate — preferably no disturbance to neighbors. Please avoid complaints from neighbors.

Access: The elevator goes up to the 18th floor, then you need to walk up one flight of stairs to the 19th floor.
