Description

因工作单位地址更换，现转租上海火车站，人民广场，南京西路附近单间。

地铁：楼下走路6-7分钟就是1，12，13号线汉中路站，就是人位置上去哪里都很方便。

位置特点：楼里有理发店、按摩店，寄快递，楼下有美食街、便利店、各种各样的餐馆，咖啡厅、等等都有，一应俱全，生活上很便利。

房间的特点：
朝东方向所以冬天不冷夏天不热哈哈 每个早上可以晒太阳🤭
房问有两个窗户、采光都很好，风景(!!!)不说了不说了你们自己也能看到哈哈哈
房间挺大的有沙发。如果需要电视可以考虑卖给你
公共区域有厨房可以做饭，洗衣机、烘干机设备齐全。师傅装修已经在价格包含的。除了你还有有三位室友。

主要要求：
1.合同签一年
2.押1.5付1，租金：3680+150（水燃网）
3.上下家之间不能有空置期。
4.房屋以现状出租为准，不增减设备设施
5.限住一人，禁止养宠物。

注意事项：
1.房租金另外每月还需要固定的150元燃气费，水费和网络费。
2.电费是每月结算，等账单出来后和室友平摊，我个人付过大概每个月夏天30-50块，冬天200左右（上海冬天电费确实挺贵的。
3.公区还有保洁费用（全套80块一次可是也是和室友平摊）阿姨会打扫大概两周一次。可跟室友商议打扫时问。

Characteristics of the room：
Facing east, so it's not cold in winter and not hot in summer. every morning can take sunbath 🛁 if u don’t like sun for u also have blackout curtains.

There are two windows in the room, the lighting is very good, and the city view(!!!) you can see on the picture hahaha

There is a kitchen in the public area for cooking, and the washing machine and dryer are fully equipped. In addition to you, there are three roommates. Agency can talk in English, really friendly and helpful. rent contract have English version as well.

Main requirements：
1.The contract is signed for one year
2.Deposit 1.5 of rent, rent: 3680+150 (water-fired network)
3.There can be no vacancy period between the upper and lower homes.
4.The house is subject to the current lease, and there will be no increase or decrease in equipment and facilities.
5.Only one person is allowed, and pets are prohibited.

Precautions：
1.In addition to the rent, a fixed monthly gas bill of 150 yuan, water bill and network bill are required.
2.The electricity bill is settled monthly. After the bill comes out, u need to split it equally with roommates. I personally paid about 30-50 yuan per month in summer and about 200 in winter (yep, Electricity bills in Shanghai are kinda expensive on a winter.)
3.There is also a cleaning fee in the public area (a full set of 80 yuan at a time, but it is also need to spit equally with roommates). Auntie will clean it about once a two-week period.You can discuss all things when cleaning and etc with your roommates.
